Flagship Store & Head Office, New Bond Street

Complete mechanical services for a landmark New Bond Street development.

Grays Services Group was appointed to deliver the full design and installation of mechanical services for a new flagship store and head office on New Bond Street. Working alongside the architectural team, the project required extensive coordination across five floors and within highly detailed boutique interiors.

Project scope:

Pumps and gas-fired water heaters
More than 100 four-pipe fan coil units
Trend BMS controls
Smoke-extraction systems
UPS systems
Sprinkler systems
Associated pipework and mechanical services
Full design development and coordination

Key challenge: Mechanical and electrical services had to be coordinated within restricted ceiling voids to a tolerance of 2mm, allowing ornate ceiling installations and high-end finishes to follow.

Ongoing support: Following completion, GMS continued to provide the building's full planned preventative maintenance.

Fanshaw Farm

A Grade II listed farmhouse required effective heating and cooling without compromising its original character. Systems were installed across bedrooms and a home gym, with careful consideration given to exposed oak beams, high coffered ceilings and the historic structure of the property. External equipment was discreetly positioned away from prominent views, delivering year-round comfort while preserving the appearance of the home.

LVMH House

GMS acted as lead services engineer for the upgrade of an existing Mitsubishi Electric air-conditioning system to a heat-recovery solution. The works were delivered in phases across five occupied floors, minimising disruption while new condensing units, heat-recovery air-handling systems, ductwork and grilles were installed around high-end finishes.

Hotel · Diagnostics & Remedial Works

Hampton by Hilton Manchester

The hotel was experiencing recurring problems with hybrid heating and cooling systems serving guest rooms across nine floors. Following detailed surveys, GMS identified issues across 20 systems, including failed components and faulty pipework installations. The required remedial works restored reliable operation, and the systems are now maintained by GMS through an ongoing planned programme.

Civil Aviation Authority, Canary Wharf

GMS delivered the full Design and Build Category B mechanical fit-out for the Civil Aviation Authority's head office in Canary Wharf. The project included the safe removal of existing services and the installation of new HVAC systems, heating and chilled-water pipework, washroom facilities, kitchen services, leak detection and specialist server-room cooling with fire suppression.

Public Sector · Phased Refurbishment

BBC Broadcasting House

GMS delivered a large-scale programme of washroom and tea-point refurbishments throughout the BBC's headquarters at Broadcasting House. Working across all ten floors, the team coordinated the associated mechanical services and reflected ceiling plans. The works included new sanitaryware, water services, cubicle extract ventilation, water heaters and Zip taps, all delivered within a complex operational building.

University of Westminster Life Sciences Laboratory

GMS completed the Design and Build refurbishment of an existing life-sciences laboratory at the university's New Cavendish campus. The technically demanding project included Mitsubishi Electric VRF systems, ventilation, plumbing and specialist medical-gas services.

Flagship Retail · Central London

66° North, Regent Street

GMS supplied and installed Toshiba VRF systems across two floors, including ducted fan coil units, bespoke swirl diffusers, cassette units and heat-recovery ventilation. The installation required an out-of-hours crane lift, road closures and traffic management to position the external equipment at roof level. The store was commissioned and handed over in time for the festive trading period.
